Hawthorne, CA, March 6th, 2026 — Dornin Investment Group (“DIG”) today announced the completion of a significant industrial portfolio transaction in Hawthorne, California, consisting of the sale of one property and the acquisition of three nearby assets, further reinforcing the firm’s presence in the South Bay industrial market.
On February 24, 2026, DIG completed the sale of 13100 Yukon Avenue for $19.825 million. The transaction was exclusively marketed by CBRE, with Mike Longo, Anthony DeLorenzo, and their team representing the seller.
In a related transaction completed on February 23, 2026, DIG acquired two adjacent industrial properties and one land parcel through a successful credit bid totaling $33.493 million, expanding the firm’s footprint within the highly sought-after Hawthorne industrial submarket.
The acquired properties include:
- 13007 Yukon Ave, Hawthorne, CA 90250
- 13040 Cerise Ave, Hawthorne, CA 90250
- 12536 Chadron Ave, Hawthorne, CA 90250
DIG has again engaged CBRE to market and sell the three newly acquired assets, continuing the firm’s role as a strategic advisor on the portfolio.
“These transactions demonstrate the disciplined execution of our business plan and our ability to navigate complex capital and market dynamics,” said Chris Dornin, CEO of Dornin Investment Group. “We appreciate the professionalism and execution by the CBRE team and look forward to continuing our partnership as we bring the remaining assets to market.”
The Hawthorne industrial market continues to benefit from strong underlying fundamentals, including its infill location within the South Bay, proximity to Los Angeles International Airport (LAX), and sustained tenant demand, factors that continue to drive investor interest in the submarket.
